American Tower Senior Manager, Real Estate Management in Woburn, Massachusetts

The Team

We are seeking a Senior Manager, Real Estate Management to join American Tower’s U.S. Tower division’s Property Management organization. The organization maximizes and protects the value of the real estate portfolio, owns and streamlines relations with property owners, and ensures all properties operate smoothly. As part of the Real Estate Management team, day to day you will focus on oversight of an assigned group of assets and serve as the primary escalation point for property managers who interface with internal stakeholders and external property owners on issues and projects related to the properties under your purview. You will provide tactical and strategic direction on issue resolutions for all property-related matters, oversee all property-related transactions, and oversee relationship management for all property owners across a geographic portfolio of approximately 8,000 leased properties.

What You Need to Succeed

  • Bachelor’s degree with a concentration in Real Estate, Finance, Business Administration, or a related field required;

  • MBA preferred.

  • A minimum of 8 years of property management experience required.

  • Experience leading teams required.

  • Strong analytical skills and an ability to synthesize complex data and information.

  • Approximately 10% travel may be required to support the job’s responsibilities.

  • Strong organization, planning, and project management skills; ability to prioritize tasks for yourself and a team to meet requirements and deadlines.

  • Ability to work with different functional groups and levels of employees to effectively and professionally achieve results.

  • Strong leadership skills; ability to drive and motivate a team to achieve results.

What You Can Offer Us

  • Oversee the day-to-day operations of assigned properties, including issue resolution, maintenance, budgeting, and property owner relationships within your region.

  • Oversee property management teams responsible for providing end-to-end owner support for all property-related matters, acting as the primary escalation point for issue resolutions for both external owners and internal teams.

  • Ensure property managers are delivering best-in-class customer support for all property owners.

  • Identify opportunities and execute changes to enhance interactions with property owners, reduce cycle times, improve quality, increase self-service, reduce inbound requests, and otherwise drive efficiencies.

  • Coordinate activities among teams where multiple actions are occurring simultaneously with a single property owner.

  • Collaborate with other Real Estate Management Leaders to drive consistency across the organization, sharing information and developing new ways to improve quality, reduce processing times, and mitigate risks.

  • Manage property management functions for relocation, redevelopment, and termination projects; escalate to negotiation teams as needed. Oversee financial transactions and monitor the financial standing of properties in your region.

  • Develop and oversee a consistent approach to property owner matters, including preparation and delivery of revenue share reports, processing invoices, and facilitating ownership changes.

  • Manage disputes and provide consultation on property-related litigations; lead the resolutions of collections issues through project management.

  • Partner with the Network Operations Regional Director to ensure standard of care activities meet property needs.

  • Ensure team members are capturing and maintaining relevant data in Salesforce, including issue tracking, progress updates, property access, and contacts, which can be used to improve data records and increase the speed of resolutions on future matters.

  • As the Senior Manager, you are responsible for the recruitment, performance management, and career development of organization members. You are expected to cultivate a collaborative team dynamic that enables the company to meet business objectives.

  • Other duties as assigned.
