American Tower Director, Real Estate Transactions in Woburn, Massachusetts

The Team

We are seeking a Director of Real Estate Transactions to lead the strategy for, and the implementation and execution of, a program to control real estate associated with all telecommunication towers in the United States and Canada. Along with managing a capital budget of more than $200 million, you will manage large volumes of land purchases, easements, and lease extensions through internal and external channels while managing profit and loss impacts associated with both annual budgets and long-term plans. You will report to the Vice President of Property Management and work closely with the Company’s U.S. Tower division’s Chief Financial Officer and General Counsel on strategy and support for the program.

What You Need to Succeed

  • Bachelor’s degree with a concentration in Business, Economics, Finance, or Law required; advanced degree preferred.

  • Minimum of 7 years of wireless tower industry, real estate, business, finance, accounting, or legal experience required.

  • Finance, legal, structured settlement, business development, sales, and/or real estate experience preferred.

  • Strong written and oral communication skills, including the ability to present ideas and suggestions clearly and effectively.

  • Ability to work in a time-sensitive and high-volume environment.

  • Ability to use Excel, Word, and Salesforce and to understand financial models and concepts.

  • Strong organization, planning, and project management skills; ability to prioritize tasks for self and team to meet requirements and deadlines.

  • Ability to work with different functional groups and levels of employees to effectively and professionally achieve results.

  • Strong leadership skills; ability to drive and motivate team to achieve results.

  • Approximately 10% travel may be required in support of the position’s responsibilities.

What You Can Offer Us

  • Partner with the Finance and Legal departments to develop the program’s annual targets.

  • Lead projects associated with multi-asset negotiations and large-scale real estate acquisitions.

  • Develop, maintain, and manage the pipeline and day-to-day production of land transactions.

  • Develop commission plans for employees and vendors to maximize value for the Company.

  • Build strong relationships with business partners, vendors, and industry contacts.

  • Ensure data and reporting integrity across all sales channels by creating processes and procedures.

  • Provide leadership relative to setting clear direction, establishing priorities, and setting program goals.

  • Ensure capital allocation is governed, and follows the direction provided, by the Finance department.

  • Partner with the Legal department to ensure continuous improvement in process and cycle-times.

  • As a Director Land Acquisitions you are responsible for the recruitment, performance management, and career development of Managers, Land Acquisitions. You’ll also be expected to cultivate a collaborative team dynamic that enables us to meet our business objectives.

  • Other duties as assigned.
