American Tower Director, Real Estate Planning in Woburn, Massachusetts

The Team

We are seeking a Director, Real Estate Planning to join American Tower’s U.S. Tower division’s Property Management organization. This organization maximizes and protects the value of the existing real estate portfolio, owns and streamlines relations with property owners, and ensures all properties operate smoothly. As the Director, you will lead and develop the real estate and operational strategies across all the organization’s programs to achieve product objectives and targets set by Product & Strategy team.

What You Need to Succeed

  • Bachelor’s degree with a concentration in Real Estate, Finance, Business Administration, or a related field required;

  • MBA preferred.

  • A minimum of 10 years of real estate portfolio strategy and management experience required.

  • Experience in a strategy-focused position within the telecommunication industry strongly preferred.

  • Experience leading teams required.

  • Strong analytical skills and an ability to synthesize complex data and information.

  • Approximately 20% travel may be required to support the job’s responsibilities.

  • Strong organization, planning, and project management skills; ability to prioritize tasks for yourself and a team to meet requirements and deadlines.

  • Ability to work with different functional groups and levels of employees to effectively and professionally achieve results.

  • Strong leadership skills; ability to drive and motivate a team to achieve results.

What You Can Offer Us

  • Oversee, monitor, and assess the performance of existing properties, recommending strategies for optimization and value enhancement and driving a consistent approach and standards for managing them.

  • Develop and drive comprehensive programs that maximize the value and performance of the property portfolio.

  • Provide expertise and decision-making support for critical property portfolio decisions.

  • Oversee the development and rollout of the team’s overall negotiation strategy, including the development of programmatic guardrails, channel goals, playbook parameters, and operational real estate strategies that achieve business objectives, using and applying those targets and hurdles established by Product & Strategy team.

  • Establish the order of deal preferences that ensures portfolio profile, asset protection, and marketability, and that volumes are achieved, consistent with the inputs from the Finance, Legal, and Product & Strategy teams.

  • Own the land aggregation strategies, including end-to-end relationship management with aggregation vendors, decision making on strategic defense initiatives, development and execution of the right of first refusal strategies, and the establishment of parameters for aggregator deals, consents, and waivers.

  • Define the outsourcing strategy for vendor management and make vendor-related decisions.

  • Collaborate with the Sales, Operations, and Product & Strategy teams to develop informed strategies that meet the needs of our customers, assets, and products including investment, divestment, and diversification strategies.

  • Develop large-scale outbound property communications and marketing campaigns across all portfolios that support informed strategies.

  • Stay abreast of industry trends, regulatory changes, and market conditions.

  • Provide regular reports and updates on portfolio performance and strategic initiatives to senior management and stakeholders.

  • As the Director, you are responsible for the recruitment, performance management, and career development of organization leaders and members. You are expected to cultivate a collaborative team dynamic that enables the company to meet business objectives.

  • Other duties as assigned.
