Canadian Tire Property Manager in Toronto, Ontario

What you’ll do:

  • Act as the key liaison between the store operator or dealer and the landlord or other third parties on property management and real estate issues.

  • Ensure uninterrupted store operations by negotiating timely resolutions to property issues that arise between the landlords, the

  • Corporation’s store operators, our tenants and other third parties (e.g. adjacent owners).

  • Provide reliable subject matter expertise on lease and contract interpretation as it relates to property matters.

  • Minimize the financial and operational impact of location repairs on the business by reviewing landlord and tenant responsibilities under the lease and other documents, and providing recommendations to internal and external stakeholders.

  • Develop and leverage strong relationships with all stakeholders.

  • Prepare invoices to recover shared costs from adjacent owners as outlined in reciprocal agreements.

  • Ensure all property related documentation is uploaded to Lucernex system, and that all properly issues and resolutions are properly tracked in the system to provide visibility to the entire team.

  • Support the lease renewal negotiation process by advising the real estate development team of any property issues or lease opportunities that would provide favorable points for negotiations.

  • Prepare temporary site access/occupancy agreements.

  • Review and assess portfolio assets through periodic visits and the inspection of premises.

  • Lead special projects as assigned from time to time.

What you bring:

  • 5+ years’ experience in Property Management, at least part of which was with a retail tenant organization.

  • Proficient on lease/legal language and contract interpretation.

  • Post-secondary education in Business Administration or another related field (or commensurate experience). Pursuing an accredited commercial real estate designation (eg. CPM) would be considered an asset.

  • Experience working on the retail commercial tenant side would be an asset

  • This position may have significant interactions with our store dealers and senior operations executives . It is therefore important that the candidate can show a history of acting with diplomacy and determination to quickly resolve issues between store operators, property owners and the corporation.

  • Able to exhibit knowledge of common property issues (maintenance and other) and experience with how to resolve them quickly and effectively.

  • Able to demonstrate cases of researching/investigating complex property and lease issues and negotiating a positive resolution to them.

  • A good understanding of common municipal property bylaws.

  • Excellent Communication (Bilingual in English and French is an asset ), negotiation and presentation skills.

  • Proven track record of building and fostering professional relationships with internal and external parties

  • Experience working with real estate and financial systems (e.g. Tango, Lucernex, Peoplesoft, JDE etc.) and able to learn new systems.

  • Able to travel approximately 2-3 days per month and holds a valid drivers’ license.
