This role is responsible for leading the Real Estate team that supports UHG’s real estate portfolio with diverse asset types, identifies land acquisition, investment, and development opportunities, and provides strategic support and oversight leading the functional delivery teams supporting our real estate customer relationship managers representing the businesses real estate needs with a budget of more than $1.5BN.

This role reports to the SVP of Corporate Services, has five direct reports and approximately eighty-five indirect reports in the US and internationally, and indirectly oversees nearly 1,000 dedicated third-party real estate services personnel.

Primary Responsibilities:

  • Responsibility for full lifecycle management of all real estate facilities that includes four primary asset types with nearly a dozen different variations across the portfolio, and responsibility to manage diverse real estate assets of acquisitions

  • Negotiation and management of all global and domestic facilities leases to support UnitedHealth Group manpower planning strategies

  • Oversee and direct all capital expenditures for the construction and alterations of UnitedHealth Group office facilities, infrastructure and leased real property

  • Quantify the value of corporate real estate projects in multiple subject areas including, but not limited to, financial cost management, risk management, employee engagement and sustainability

  • Develop and implement systems to monitor project performance to plans, budget, schedule, design standards, project management reporting processes, quality control and commissioning, ensuring support of sustainability objectives

  • Initiate audit and control systems to ensure statutory, policy, and contractual commitments are achieved

  • Oversee the development of thorough plans for the opening, expansion, and ongoing maintenance of all future domestic and international offices

  • Development of project estimates/budgets and present/review such with leadership to gain agreement to proceed with projects

  • Manage cost effective, efficient, and quality processes to deliver workplace services including security, facility cleaning, and maintenance, food services and employee transportation

  • Oversee new site development activities including land acquisitions, investment and development opportunities, develops financial modeling, coordinates with other UHG stakeholders and oversees new site delivery achieving high quality performance through a solution-driven, fact-based decision-making process.

  • Oversee the National Real Estate Strategy team that leads the domestic real estate client relationship manager team supporting UHG, UHC and Optum’s diverse portfolio focused on enabling business objectives through real estate solutions

  • Support and direct develop and implement long-term real estate strategies for UHG focused on optimization and cost reduction, and has oversight to the development and delivery of real estate and capital plans using a fact-based decision-making process, and optimizing real estate asset utilization for UHG’s real estate portfolio and contribute to business performance through effective real estate solutions

  • Oversee the Real Estate Centers of Excellence which provide strategic support and oversight leading the functional delivery teams supporting our real estate customer relationship managers representing the businesses real estate needs including all real estate delivery (lease administration, transaction, project and facilities management) supporting 4 distinct asset types (office, medical, pharmaceutical, and data centers) including performance management of in house and third party provider teams driving high quality performance through a solution-driven, cost effective and efficient delivery process

  • Lead the Real Estate Experience team which provide strategic support and oversight leading the employee, patient and provider experience defining the real estate strategy for design, technology, occupancy management and workplace services for our 4 distinct asset types (office, medical, pharmaceutical and data centers) by partners with our functional delivery teamsand supports our real estate customer relationship managers representing the businesses real estate needs

  • Oversee occupancy planning, change management, workplace services, and design delivery including performance management of in house and third-party provider teams driving high quality employee, patient and provider experience through a solution-driven, cost effective and efficient design and technology solutions

Required Qualifications:

  • 15+ years working in real estate & facilities, preferably in a fast-paced company

  • 7+ years of international experience and managing/leading a team of individuals

  • Solid client presence: strong C-Suite and senior level executive management presentation skills, demonstrated experience as a “trusted advisor” and executive management consultant to senior level corporate executives

  • Exceptional judgment and strong interpersonal skills to be comfortable, effective and persuasive in dealing with employees, senior management, and the board of directors

  • Excellent communication and negotiation skills, including the ability to influence and partner with key stakeholders across the organization, and a track record of implementing organizational change by fostering collaboration and consensus building

  • Proven experience in overseeing planning, design, construction bidding/leveling process, renovation projects, and vendor governance within the design and construction

  • Extensive experience with project management of office fit out and infrastructure construction

  • Knowledge of current and emerging trends in commercial real estate, regulations, technologies, techniques and approaches in workplace engagement, space planning and allocation

  • Experience working with internal and outsourced project managers and internal support groups and external service providers

  • Solid analytical, financial and P&L skills required

  • Exceptional interpersonal and communication skills, works well in a team environment, able to work in diverse environments and adhere to highest ethical standards

  • Experience successfully managing staff, including both domestic and international, and ability to multi-task in a fast-paced environment

Preferred Qualifications:

  • Prior experience in procurement would beneficial

  • Certified Commercial Investment Member (CCIM)
