Citizens Lease Auditor in Johnston, Rhode Island

Responsibilities:

The role of the Lease Auditor is to perform lease abstraction and audits on all Common Area Maintenance/Operating Expenses related to the bank’s real estate portfolio. This role requires that the candidate be able to work both independently and as part of a team. The primary function is to ensure that lease data is abstracted in accordance with our requirements, critical dates are tracked, and the payments dictated by the lease are made in a timely and accurate manner. The role will interact heavily with our legal, strategy and finance partners as well as our brokerage team.

The Property Strategy and Leasing team is responsible for determining the proper strategy for each of our 1,200 branches and 150 office buildings, executing that strategy and managing the lease administration activities of these properties. This includes financial analysis and modeling, reporting, site selection, construction, acquisition and disposal, lease negotiations and document executions, sub-tenant interactions, lease payments, date tracking and responding to items such as Estoppels and SNDAs.

Responsibilities for this role will include, but will not be limited to:

  • Working on key projects and/or initiatives within the Bank, including but not limited to acquisitions, mergers and required changes such as lease accounting.

  • Confirming operating agreements and leases governing all leased properties are in full compliance with CITIZENS BANK policies, procedures, Sarbanes Oxley, and other applicable Federal, State and local regulations.

  • Partner with Citizens Finance Team to collaborate and establish the yearly budget for additional rent.

  • Partner with third party vendors to ensure real estate taxes are paid timely and tax appeals filed accordingly with municipalities.

  • Inputting, maintaining, organizing, tracking and reporting on critical lease dates, clauses, financial accounting transactions and other lease information in connection with the lease management software database.

  • Ensuring accurate and timely payment of all lease related expenses, including Real Estate taxes.

  • Overseeing complete execution and abstraction of all lease documents.

  • Providing lease administration expertise to colleagues and cross divisional teams, including critical date tracking and management.

  • Performing detailed analyst for all periodic reconciliations (Desk-Top Audits) received by the Department ensuring Citizens Bank is being billed in accordance to its’ Lease obligations.

  • Responding to requests and correspondence from landlords, property managers and other external contacts on lease-related issues.

  • Conducting research on lease-related issues upon request.

Experience and Skills:

  • Current Lease Administration, Property and Vendor Management experience highly desired

  • Knowledge of accounting including the treatment of real estate expenses under GAAP & FASB

  • Excellent communication skills, verbal and written

  • Detail oriented and results – oriented with a desire to learn and support new technologies and processes.

  • Positive attitude and proven experience working as part of a greater team

  • Intermediate Excel skills

  • Experience changing the status quo and creating new, improved ways to get the job done

  • Ability to work under pressure and maintain attention to detail with efficiency and accuracy

  • Strong organizational and planning skills

Education

Bachelor's degree required
