WORK UNIT

HDS Operations Management provides building and support services for the department of Housing and Dining Services by ensuring a clean, safe and maintained living and learning environment for internal and external customers and University guests.

Position Summary

Provide a safe and clean living and learning environment for students, staff and University guests by responding to the daily cleaning and maintenance of housing facilities with a focus on sustainability and customer services. Providing supervision as a supervisor over others. The supervisor is responsible for a work unit including accountability for the use of equipment, space, and resources. Although positions follow established work processes, they have the authority to determine the procedures required to accomplish the work. Positions use judgment on an ongoing basis to select the most appropriate technical guidelines and adapt them to develop work procedures that accomplish tasks.

Note: This position will work Monday through Friday, 7:00am – 3:30pm.

Minimum Qualifications

Two (2) years of experience providing custodial services for a commercial cleaning employer. One (1) year of supervisory experience leading a team in the execution of job tasks.

  • Experience with entering personal living spaces with an awareness and good work practices for privacy and discretion of residents and guests.

  • Excellent verbal communications skills, and experience communicating with a variety of groups and levels of employees in an organization.

  • Demonstrated interpersonal skills and ability to hold other accountable while be patient and flexible.

  • Completed Safety Related training for (i.e. Blood Borne Pathogens).

Duty/Responsibility

  • Keeps residential living, learning and dining environments clean and safe using “green” practices: environmentally safe chemicals, water conservation, recycling, conserving energy by turning off lights, etc. Cleaning and/or disinfecting is performed for showers, toilets, walls, sinks, drains, vents, trash receptacles, ceilings, floors, mirrors, vanities, windows, appliances, furnishings and all hand hold surfaces.

  • Provides clean-up for blood borne pathogen situations not handled by EHS.

  • Clean hall and room carpet in residential living, learning and dining environments by vacuuming and shampooing. Clean hard surface floors by sweeping, mopping, buffing, stripping and refinishing. Remove gum.

  • Cleans around outside of building by picking up trash, sweeping, removing gum, washing sidewalks and snow/ice removal. May provide building opening and lock-up procedures.

  • Dispose of trash/recyclables from intimal/external receptacles.

  • Use Personal Protective Equipment and safety procedures for the above tasks.

  • Train, mentor and work with employees on above existing tasks.

Duty/Responsibility

  • Learn, apply and demonstrate how to enter personal living space with an awareness/enforcement of privacy and discretion for residents and guests, dealing with living habits, state of undress, shyness, etc.

  • Developing awareness/enforcement of student/guest behavior expectations, identifying “red flags” such as alcohol, drugs, fire arms, unhealthy living conditions, etc. Remind the residents of personal safety (locking doors and windows, un-propping EXIT doors, etc.)

  • Have appropriate social interactions with residents and guests and be aware of their personal space, using appropriate communication and providing programmatic support.

  • Clean-up after construction projects.

  • Provides seasonal “Hotel/Motel” summer conference services prepping residence hall rooms for guests Including set-ups, linens, making beds, removing trash, and providing maid service. Turning the rooms over numerous times, often requiring overtime (after work hours or on scheduled days off) to ready rooms and public areas for the next conference group.

  • Use Personal Protective Equipment and safety procedures for the above tasks.

  • Train, mentor and work with employees on above existing tasks.

  • Writes annual performance plans, conducts mid-year and yearly evaluations for employees.

  • Orders custodial supplies, regulates and inventories them.

  • Establishes open communication with staff, support staff, and customers via individual contacts, meetings, training sessions, safety topics, etc.

  • Clerical and administrative duties example of but not limited to, pre-vacate inspections, furniture inventory, equipment inventory, apartment turnover sheets, apartment charge sheets, building walks, weekly area reports, and “last look” room inspections.

  • Review daily, monthly, special reports retrieved from software systems.

  • Positions study data to determine what it means to use that information to adjust processes, methods and techniques.

  • Enforce and comply with Operations Management Handbook, University Departmental Procedures and Policies.
